Where can you put a park model tiny home?

We deliver nationwide. The more important question is where you can legally place and use your home.

Snake River Tiny Homes builds certified park model tiny homes for buyers across the continental United States. Rather than calling every place we can deliver a market, we focus our local guidance on cities and counties where we have found a documented placement path. Our nationwide zoning research separates those paths into primary-home, ADU and RV-community opportunities so you can start with places where park model living can actually work.Snake River Tiny Homes may provide general information to help buyers navigate local zoning and permitting questions, but this is not legal advice, and buyers are solely responsible for confirming compliance with their local jurisdiction.

Nationwide delivery. Local placement rules.

We are based in Idaho, but our market is nationwide. We have delivered homes as far as California and Massachusetts, and we can arrange delivery throughout the continental United States.

Delivery is only half the equation. Zoning is local, and the rules can change from one city or county to the next. That is why we research the actual placement path before promoting a location as a strong market for a park model tiny home.

Start with the way you want to live

A useful tiny-home market is not simply a state on a delivery map. It is a place with a workable path for the way you intend to use the home. We currently organize verified opportunities into three categories: Primary Home Path, ADU Path and RV Community Path.

The locations below are examples from our growing research library. Each entry links to the detailed local zoning guide so you can see the requirements, limitations and date we last verified the information.

Primary Home Path

Places where our research has identified a documented route for a qualifying tiny home to serve as the primary dwelling, subject to the specific local requirements described in each guide.

  • Bonner County, IdahoPermanent Recreational Vehicle Dwelling Unit path through the county's permitting process.
    See zoning rules
  • Park County, ColoradoPrimary-dwelling path in qualifying agricultural zoning districts with permanency requirements.
    See zoning rules
  • San Diego County, CaliforniaQualifying tiny homes on wheels can have a path as a standalone dwelling or ADU.
    See zoning rules
  • Placer County, CaliforniaQualifying moveable tiny houses have primary-home and ADU pathways in specified zones.
    See zoning rules

Always confirm the current rules for the specific parcel before purchasing a home.

ADU Path

Places where a qualifying park model or moveable tiny home has a documented path as an accessory dwelling. These can be especially useful for multigenerational living, guest space or an additional dwelling on an existing residential property.

  • Blaine County, IdahoDocumented ADU path for qualifying certified park model tiny homes.

  • Jefferson County, IdahoCounty-confirmed accessory-dwelling path for a qualifying certified park model.

  • Fresno, CaliforniaThe city's Backyard Cottage rules provide a documented tiny-home-on-wheels ADU path.

  • Humboldt County, CaliforniaA specific Moveable Tiny House category provides an accessory-dwelling pathway when local requirements are met.

ADU rules can depend on the existing home, lot, zoning district, utilities, setbacks and other parcel-specific conditions.

RV Community Path

Some jurisdictions provide the clearest park-model opportunity inside licensed RV, park-model or tiny-home communities rather than as an unrestricted dwelling on private land.

  • Pahrump, NevadaNye County has a licensed Park Model RV and/or Tiny Home Park category for the Pahrump area.
    See zoning rules
  • Hurricane, UtahDocumented RV-community placement path under the conditions described in our local guide.
    See zoning rules
  • Washington County, UtahDocumented community-based path under the conditions described in our zoning research.

Community rules and space availability are separate from municipal or county zoning and should also be confirmed directly with the community.

Verified is a starting point, not a boundary

A place that is not on our verified list is not automatically a place where a park model cannot work. Sometimes nearby jurisdictions use different rules, a planning department has an administrative path that is not obvious from the published code, or an approved community creates a placement option that is narrower than a citywide rule.

We also know there are places where tiny homes are visibly being used even though we cannot find a clear ordinance that confirms the same path for every new buyer. That is useful evidence that a conversation is worth having, but it is not the same as legal approval. Existing homes may be grandfathered, permitted under facts we cannot see, placed under a different classification, or simply subject to different enforcement practices.

Our approach is to be useful without overstating certainty: if we can verify a legal path, we publish it. If we cannot, we will still help you identify the right local questions to ask rather than telling you the answer must be no.

From verified zoning to a local buyer guide

Boise is the first example of how this system comes together. Our Boise Zoning Guide explains the placement rules, while our Boise Local Buyer Guide helps a buyer compare homes, pricing, delivery, climate options and the buying process.

As we verify strong placement opportunities around the country, we will build more Local Buyer Guides around those real opportunities rather than around arbitrary regional boundaries.

Built in Idaho. Ready for climates nationwide.

Our Idaho roots still matter because they shape how we build. Buyers in cold-weather regions can add our Extreme Weather Package, with upgraded insulation, cove radiant heat and a 150 psf snow-load rating.

But cold weather is a capability, not a boundary. Our goal is to help buyers nationwide find the right home and understand the placement questions that matter before they commit.

Frequently asked questions

Do you deliver park model tiny homes nationwide?
We arrange delivery throughout the continental United States. Delivery availability does not by itself mean a particular property permits a park model tiny home, so local zoning and placement should be confirmed before purchase.
What does Primary Home Path mean?
It means our research has identified a documented local route for a qualifying tiny home to serve as the primary dwelling under specified conditions. The exact zoning, permitting, foundation, utility and occupancy requirements vary by jurisdiction and parcel.
What does ADU Path mean?
It means the jurisdiction has a documented route for a qualifying park model or moveable tiny home to be used as an accessory dwelling under specified conditions. ADU eligibility still depends on the property and local requirements.
What does RV Community Path mean?
It means the clearest documented placement route we have found is within an approved RV, park-model or similar community. Community acceptance, space availability and local requirements still need to be confirmed.
Why is my city not listed?
A city or county not appearing here does not necessarily prohibit park model tiny homes. It may mean we have not completed our verification, that the useful path is highly parcel-specific, or that local practice is clearer than the published ordinance. Existing tiny homes in an area can be a reason to investigate further, but they are not proof that a new placement will be approved. We help buyers identify the right local questions rather than assuming an unlisted location is automatically allowed or automatically prohibited.
Can Snake River Tiny Homes guarantee that my property is legal for a park model?
No. We provide general research and help buyers ask the right questions, but local jurisdictions make the final zoning and permitting decisions. Buyers are responsible for confirming compliance for their specific property before purchase.
